Our Role

The Manager’s role is to oversee the maintenance and repair of the common areas within a development.  The common areas, as the term implies, are those areas which are not in the specific ownership of any one individual owner but rather are the shared responsibility of all of the properties within the development. Typically, these include the closes (cleaning arrangements, lighting and security etc), the car-parking areas and the soft landscaping beds.  It will also include guttering, external painting of the buildings and other items of routine preventative maintenance.

Within flatted developments, it is the role of the manager to put in place a common buildings insurance policy to ensure that all the properties within the development are fully insured at all times.  One major benefit of such an approach is that people know that their neighbours are properly insured.  Another is that the cost of a common buildings policy subscribed to by a group of people costs less than individually sourced policies.


Our Charges

In return for our services, we levy a management charge.  This charge may vary slightly from development to development depending on the extent and nature of the services required.  For more information, please contact us.

 

Payment Arrangements

We offer a number of payment options for owners:

  • Direct Debit - Owners are welcome to pay their bills monthly by Direct Debit over 10 months.
  • Quarterly Payment - Owners may receive a quarterly bill in advance, which must be settled in full within 28 days of issue.
