Management Arrangements

If you are an individual with a property to let, look no further than Atrium Initiatives. We are pleased to offer the following services:

  • Advertising of the property both on our own website and S1 homes.

  • Handling enquiries from prospective tenants

  • Vetting of tenants, including credit checks

  • Letting properties on Short Assured or Assured Tenancies

  • Rent collection and pursuit of debt

  • Fulfilling any repair and maintenance responsibilities on your behalf (if desired)

  • The production of inventories for furnished properties, identification of defects and ordering replacement of damaged items (again, if required) and recovering costs if appropriate from tenants.

Fee Structure

Our costs are fully transparent – there is an introductory registration fee to cover initial administration costs; advertising on our own website is free (complete with picture) and we charge other advertising at  cost.  After that, our monthly management fee applies only when a tenant is in place.

Repairs Service

Our repairs service is second to none, once again giving you complete peace of mind and ensuring high levels of tenant satisfaction. At commencement we will discuss with you how repairs are to be reported (either direct to us or via you) and we will instruct our fully-vetted contractors.

We will also determine whether the repair has been a result of the tenant’s negligence or carelessness and if necessary recharge the cost of the work to the tenant.

Vetting and Letting

We obtain appropriate details from applicants and carry out personal credit checks to confirm employment and bank details and to help assess the individual’s ability to meet the rent.

We arrange viewings and agree entry arrangements with interested parties. We aim to be flexible and offer viewings outwith office hours.

All lets are on the basis of a Short Assured Tenancy for a minimum 6 month period. As part of our service we provide formal tenancy agreements which have been fully checked for compliance with legislation by solicitors.

Rental Arrangements

Tenants are required to pay a deposit of the equivalent of 1 month's rent along with the first month in advance before taking entry. Atrium will hold the deposits in a separate bank account and individual deposits will be returned as soon as is practicable after the end of a tenancy, minus any deductions for tenant damage.

Rent will be paid monthly in advance by direct debit or standing order to Atrium’s account and credited to the individual rent account for the property established on Atrium’s computerised management system.

Atrium will act promptly to address non-payment of rent up to and including eviction action, although any action taken and subsequent costs incurred will be subject to your approval.

At each void period, a property will be comprehensively checked, repaired, cleaned, and photographed prior to being relet. This will both ensure a high standard of let and provide the basis for return or retention of deposit. Tenants will require to show evidence that their utility bills have been paid in full before their deposit is refunded.
